PLEASE READ ENTIRE property description, prior to booking. This ensures all of our guests are completely informed of the property and what to expect. This property is booked by the amount of rooms you require. Unbooked rooms remain locked. Book the amount of guests the room states to have the room included in your booking. For Insurance purposes all guests should be including babies ( children) should be included in your guest count

Private residence with 3 bedrooms and studio.
Bedroom ONE ( For bookings up to three people even if less)
has a queen sized bed with plenty of hanging space with built in wardrobes and tall boy chest of drawers. Reverse cycle Air Conditioning and big screen TV

Bedroom 2 ( Book for 6 guests even if less)
Double bed with single inner spring mattress located under the double bed for use if required. Plenty of Wardrobe space for hanging and storage.
3rd or 6th Person sleeping is available via the sofa bed in the dining room.

Bedroom 3 ( Book for 9 people even if less)
Bunks double on bottom and single up top. Built in wardrobes. Reverse Cycle Air Conditioning. Wall Mounted TV and DVD player. Bring your own DVD's or hard drive

Studio room Bedroom 4 ( Book for 11 people even if less. Subject to availability please ask before booking )
A self contained studio room out back adjacent and overlooking the pool and entertaining area. This room is listed as a separate Rental through AIRBNB and may be rented during the same period as House. King Sized Pillow topped luxuryt bed. TV Monitor, to play your dvd's and hard drive. No free to air channels.
Large fridge/freezer, Evaporative air conditioning, basic amenities, toaster, microwave, electric jug and cutlery and crockery for 4 people. Own Secure undercover lock up parking space with access through electric roller door with remote.

Living room with Lounge and smart tv with hard drive loaded with movies and TV series. Reverse cycle Air Conditioning and Wood Combustion Heater. This is available 1 June - 31 August. additional fee required.
Separate Dining room with seating for 6 people with additional single sofa bed, overlooking the undercover pergola.
Bathroom, has shower and separate bath. Toilet located next to bathroom
Kitchen is equipped with everything you need. Large fridge with freezer, microwave, stove top and oven.
Breakfast is included for your first night, along with milk, bread and Tea Coffee facilities. If you have a special request, please do not hesitate to ask and I will do my best to accommodate you.
Outside: Barbecue and outdoor seating in undercover pergola with heated full sized swimming pool adjacent. ( Pool is available for use 1 October 30 April ) Sound bar with sub that takes usb,aux and Bluetooth inputs for your outside entertainment. Pool table with accessories available for small fee. Table top games machine with over 1000 classic arcade games.

PETS WELCOME by prior arrangement. Bring your dog on holidays. We provide a large doghouse suitable for the largest dog. For sanitation purposes, you will need to bring your own bedding. Pets will be restricted to the front and side fenced area of the house and specifically excluded from inside the home, and outdoor paved areas and pool .
Price will be quoted and you can expect $10 - $20 per day. We will need a photo and brief description of your pet prior to quoting or approving

Laundry/Second Bathroom: ( Only available when adding Bedroom 2 in your booking)
Large full sized top loader washing machine. Pool towels, Second Shower and Toilet. This will be shared with other guests, if they are staying in the studio room.
Off street parking for up to 5 cars
AIRPORT PICKUP can be arranged if hiring one of our vehicles. Subject to available drivers. Please ask and provide your arrival details
For stays of 14 days or more, a cleaner will be supplied at guests cost.

CHECK IN is 3pm: we are flexible with same day bookings, but please allow at least 3 hours from booking to check in.Early check in is available, subject to availability. Please request prior to booking. Fee is $2 per booked guest per hour.
PHOTO ID ( MUST BE SENT PRIOR TO CHECK IN): As a security measure we do require Photo ID ( Drivers Licence or similar) to be sent to phone listed as contact on homeaway. prior to check in details being supplied. ( 0428152801)
It is important to note, that only the booked number of guests + 4 extra people are allowed on the property at any time, and all non booked guests are required to be off the property between 10pm and 11am
CHECK OUT is 11am. Late check out is available for a further $2 per guest per hour.
LONG TERM DISCOUNTS: I will provide discounts for repeat guests 10% off. ( Simply request repeat guest discount)
NO DISCOUNTS will apply over if your booking includes,Easter, Christmas or New Years.
EXTRAS which require pre-booking:
WOOD for Fire: If you wish to use wood combustion fire, an additional charge is required.. We will supply all requirements for fire each day. No other wood is to be used in this fire other than the wood supplied. Refundable Bond required $250 Wood Fire is only available 1 June to 30 August each year.
POOL TABLE: Flat fee of $25 for use with $100 refundable Credit Card Deposit. Contact your host after check in.
